What are off market deals?

Off-market properties are homes that are for sale but not publicly advertised on websites like realestate.com.au or Domain.

They’re typically shared privately through agent networks, databases, or direct relationships, meaning fewer buyers know they’re available.

For owner-occupiers, this can mean less competition and a more controlled buying environment. However, not all off-market deals are better value — some are simply early access or used by agents to test pricing.

The key isn’t just finding off-market properties, it’s knowing whether the property is right for you and represents fair value.

Why am I still reading FAQs instead of getting started?

Do I really need a buyer’s agent as an owner-occupier?

Most people only buy a handful of homes in their lifetime. We do it every day.

Our role is to guide you through the process, help you avoid costly mistakes, and make sure you don’t overpay or settle for the wrong property under pressure.

The short answer is no - you don't NEED a buyers agent, but having one may be the best investment you will make - that's what our clients tell us anyway.

How do you get paid?

We work on either a fixed fee or a percentage of the purchase price.

For most owner-occupiers, a fixed fee is the preferred option as it removes any link between our fee and how much you spend. In certain scenarios, a percentage model may be used, but this is always discussed and agreed upfront.

We also receive the majority of our fee at settlement once the job is done.

Will you come to inspections with me?

Yes.

We assess properties with you (or on your behalf), giving you clear, honest feedback so you’re not relying on agent opinions or making decisions based on emotion.

Why are properties selling above the price guide?

In competitive markets, price guides are often just a starting point, not the final price.

Agents will usually set a guide based on recent sales or to attract interest, but when multiple buyers compete, the price is pushed up to what someone is ultimately willing to pay.

What happens if I don’t like anything we find?

We don’t rush the process.

If the right property isn’t there, we keep searching and refining until we find something that fits your brief and makes sense both emotionally and financially.
